Central Bucks has two kinds of houses, and they need different thinking. There are the fieldstone farmhouses and bank barns that Buckingham and Plumstead are known for, many with thick walls, low beams and additions from several eras. Then there are the newer homes on what used to be farm fields in Doylestown Township and New Britain, with poured basements, open lower levels and three-car garages. A specialty room has to start from whichever house you have.

In Doylestown Borough, the Victorian and Federal houses inside the historic district bring their own puzzles. Rubble stone foundations, tight basements and old framing change how we run ductwork, place a cooling unit or bring in plumbing. We look at all of it during the design consult before anything is drawn. That is how you get a room that works on day one and a fixed quote that holds through the build.

Sanctum Spaces is owner-led by brothers Joe and Tom Lesher, raised in the trades in Feasterville. Joe is an Army veteran who designs every room and writes every quote. Tom is a carpenter by trade and leads every build. Doylestown Borough

The county seat, with Victorian and Federal homes throughout its historic district. Older stone foundations and compact basements reward careful planning, and a well-built bar or wine room fits naturally in a house with this much character.

Doylestown Township

Former farmland that filled in with neighborhoods from the 1950s on, around older villages like Edison and Furlong. Many homes have full basements and attached garages that suit golf simulator bays, home bars and cellars.

Buckingham

The largest township in Bucks County, known for old stone houses and barns in villages like Holicong, Lahaska and Wycombe. Thick fieldstone walls and outbuildings open up options for cellars, lounges and bar rooms.

Plumstead

A township that has worked hard to preserve its farmland and open space, with villages like Gardenville and Plumsteadville. Farmhouses, barns and newer homes on larger lots give room for detached or lower-level specialty rooms.

New Britain

Home to Peace Valley Park and Lake Galena, with neighborhoods of newer two-story homes alongside older properties. Walkout lower levels and large basements here are natural spots for a bar, lounge or simulator room.

We walk the space with you, measure it and talk through how you'll use the room. About an hour, at your home.

Design & fixed quote

Renderings, a materials list and an itemized price. Engineering decisions are made on paper, where changes are free.

Permits & build

For most projects we pull the permits and schedule inspections with the township, then build to set start and finish dates.

Reveal

We hand over the room, the manuals and the maintenance schedule for the systems inside it.

Common questions.

Can you build a specialty room in an old stone farmhouse?

Yes, with the right planning. Fieldstone foundations hold moisture and temperature differently than poured concrete, and older framing changes how we route ductwork, plumbing and wiring. During the design consult we look at the walls, floors, ceiling heights and mechanicals, then design around what the house allows. Sometimes the better spot is a barn, carriage house or newer addition, and we will tell you that.

Do you handle permits in Doylestown and the surrounding townships?

For most projects, yes. We pull the permits and schedule inspections with Doylestown Borough, Doylestown Township, Buckingham, Plumstead or New Britain, depending on where your home is. If your home is in a historic district or needs any extra review, we talk about that at the design consult so it is part of the plan and the schedule from the start.

What happens at the design consult?

Joe comes to your home for about an hour. He walks the space, measures, looks at the electrical panel, plumbing and HVAC, and talks through how you want to use the room. From there we prepare a design and a fixed, itemized quote with renderings and a materials list. You see exactly what you are paying for before any work starts.

Who will I deal with during the build?

Joe is your point of contact from the first call through the reveal. Tom leads every build on site. Because we are design-build, there is one contract and one team responsible for the whole room, from the engineering to the finish carpentry. The build has set start and finish dates, and at the reveal you get manuals and a maintenance schedule.
